How fast can you buy my property?

We can buy cash and close in 30-days or less...If there are owner financing options we can sometimes close in just a few days (not required but in certain situations helpful). Once we talk and analyze the property details, if it is a fit for us, we can make an offer within 3-days (72-hours) from when you contact us. If your property has very little equity yet you have to dispose of the 'headache' and you are flexible on the terms, we have buyers in our rent-to-own program who your property might be a fit for. We can go over those details when we talk if that interests you.

Can I Expect A Fair Price For My Property?

We buy houses in any condition or price range. Since we are generally not long-term investors we operate on a cost+ model where we calculate our buying, holding and fixup expenses plus cost of re-sale and determine what we consider a reasonable return on our investment. Our purchase prices are very competitive and since we have decades of experience renovating and reselling houses, we can quite often give you a better price than you would receive (net) if you spent months renovating your house on your own and dealing with a multitude of contractors.

Once we have assessed the property and agree it's a fit, we'll make you an offer. If you accept, we'll handle all dealings with banks, lenders, or attorneys involved in the sale. With our offer in hand, you'll find it easier to negotiate with any additional lienholders or other interested parties.
